How It Works

Four steps, and you stay in control of all of them.

Most landowners have their ground mapped and published in under fifteen minutes. Nothing you do here obligates you to lease.

Map your ground

Drop a pin or search by parcel. We pull acreage, soil rating and CRD from public records, so you are not typing in numbers you would have to look up.

Choose your lease type

Cash Rent, Net Share, Crop Share or Flex. Set your floor — a $/acre bid minimum or a starting landowner percentage — and the date the listing closes.

Review what comes in

Qualified farmers submit bids or offers. You see every operator's profile before you decide, and nothing is binding until you accept.

Sign on-platform

Accept the one you want and the lease is generated from your terms. Tenant signs first, then you. No printing, no scanning.

You Set The Terms

Pick the structure that fits your ground.

You are not locked into cash rent. Choose how you want to be paid, and we handle the maths and the paperwork behind it.

Fixed $/acre

Cash Rent

Farmers bid a rate per acre and the number moves up as they compete. The simplest structure and the easiest to compare.

A % of revenue

Net Share

You take an agreed percentage of all crop revenue; your farmer covers 100% of input costs. Farmers bid your percentage up.

Shared crop and costs

Crop Share

You and your farmer split both the crop and the input costs. Offers are sealed — nobody sees anyone else's terms.

Base rent plus upside

Flex

A guaranteed base rent per acre with a bonus when yield or price beats an agreed trigger. Downside protected, upside shared.

Not sure which one? Start with a Ground Value Report — it gives you a rent range for your soil and county before you pick.

Your Ground, Your Rules

Listing is not the same as committing.

You see every operator first

Full farming profile, acreage under management and history on the platform — before you accept anything.

Nothing is binding until you sign

A bid or an offer is a proposal. You can decline all of them and the listing simply closes.

Your terms, not a template

Lease length, start date, payment schedule, conservation requirements and special conditions are all yours to set.

Bring your own farmer

Already know who you want? List privately and invite them directly instead of opening it to the market.

What It Costs

Free to list. Free to walk away.

There is no listing fee, no subscription, and no charge for reviewing what comes in. If you do not like any of it, you close the listing and nothing happens.

  • Mapping, soil data and acreage pulled for you
  • Unlimited bids and offers on a listing
  • Operator profiles and history included
  • Lease generated from your accepted terms
  • Electronic signing for both parties
